What a Sydney final inspection actually checks
In New South Wales your property manager assesses the property against the ingoing condition report completed at the start of your tenancy, allowing for fair wear and tear. That report — not a generic cleaning list — is what your bond is measured against. The areas most often raised at final inspection in Sydney rentals are:
Apartments (CBD, Inner West, Eastern Suburbs)
- Oven, rangehood filter and cooktop

- Balcony tiles, railings and sliding door tracks

Our checklist covers all of the above as standard. Carpet steam cleaning, external windows, wall washing and garage cleaning are priced separately as add-ons so you only pay for what your property actually needs.

Travel is included across the metropolitan areas we service. Where a building has no loading zone or visitor parking and paid parking is the only option, we'll tell you before the job and agree any cost with you first. Nothing is added to your invoice without your approval.
Your property manager compares the property against the ingoing condition report completed at the start of your tenancy, allowing for fair wear and tear. If there's a dispute about your bond, either party can apply to NSW Fair Trading and then to the NSW Civil and Administrative Tribunal. Keeping your condition report, our completion message and photographs makes that process considerably easier.
We can, but we recommend leaving at least one clear day between the clean and your final inspection. That way, if your property manager raises something covered by our checklist, there's time for us to return under the Agent Re-Clean Guarantee before you hand back the keys.
